Keeping Your Smoke Ventilation Systems Safe, Compliant, and Operational
Smoke ventilation systems play a critical role in protecting life and property during a fire by clearing smoke, heat, and toxic gases from escape routes and occupied areas. To ensure they perform as designed in an emergency, regular inspection and maintenance are a legal requirement.
At Vault Systems, we carry out smoke vent system maintenance in full accordance with:
BS 7346-8:2013 – Components for smoke and heat control systems – Code of practice for planning, design, installation, commissioning and maintenance.
BS 9999:2017 – Fire safety in the design, management and use of buildings – Code of practice.
The Regulatory Reform (Fire Safety) Order 2005 – Requires responsible persons to ensure that fire safety systems are maintained in efficient working order.
Manufacturer’s own maintenance schedules and operational guidelines.
Our Maintenance Process Includes
Visual Inspection – Checking for physical damage, obstructions, or corrosion to ventilators, control panels, actuators, and wiring.
Functional Testing – Activating systems via control points and automatic triggers (e.g. smoke detectors) to confirm correct operation and fail-safe functionality.
Battery and Power Supply Checks – Testing backup batteries, charging units, and power continuity.
Sensor and Control Verification – Ensuring smoke and heat detectors are clean, calibrated, and responsive.
Actuator and Motor Assessment – Confirming smooth opening/closing operation and correct speed under load.
System Reset and Reporting – Resetting to normal operation and providing a detailed maintenance and compliance report.
